When a five-story residential condo building with commercial spaces below faced severe plumbing issues due to failing cast iron pipes, Perry Plumbing & Pipelining stepped in with NuFlow’s NuDrain CIPP process to save the day. The team restored over 4,300 feet of plumbing with minimal disruption. The success of the project was met with such enthusiasm that the residents threw a surprise cocktail party to celebrate the crew’s hard work and their newly restored plumbing system.

The problem

Perry Plumbing & Pipelining, a NuFlow Certified Contractor, was called to address a critical plumbing issue in a five-story residential condominium building with commercial properties, including restaurants and retail stores, on the ground floor. The building’s aging cast iron pipes were failing, causing water damage to both the condo units and the commercial spaces below. The pipes were experiencing severe cracks and corrosion, with some lines so clogged that water flow was reduced to a pencil-sized opening. These deteriorating pipes were causing significant disruption for the building’s residents and commercial tenants.

The challenge

The project presented several complexities. The building's layout posed logistical difficulties, as the plumbing system was spread across both residential areas and commercial units, including restaurants that could not afford prolonged disruption to their business. Half of the plumbing ran through hard-to-reach areas in a parking garage, while the other half was in high-traffic spaces like the main lobby. Accessing these areas without disturbing residents or disrupting commercial operations required strategic planning.

Moreover, the compromised pipes made the work even more difficult. Some sections were so deteriorated that they were barely functional, making debris flushing a delicate task. The pipes were made from low-quality cast iron, a material that had aged poorly despite the building being only 25 years old.

Time management was another challenge. Working during the night was not an option in the restaurant areas, while working in residents' homes during the day had to be minimally invasive.

The solution

To tackle these challenges, Perry Plumbing & Pipelining used NuFlow’s NuDrain CIPP lining process, an innovative trenchless technology designed to rehabilitate failing pipes without the need for extensive excavation or demolition. This minimally invasive solution allowed the team to address the failing pipes efficiently, without disturbing the building’s structure or disrupting the daily lives of the residents and business operations.

The team strategically made access points on the fourth floor and first floor in areas above the commercial properties to avoid working in the restaurants during business hours. Debris was flushed out carefully, using vacuums to catch materials and avoid causing additional damage to the weakened pipes.

Despite the challenges, the Perry Plumbing & Pipelining crew successfully lined over 4,300 feet of pipes in total: 3,500 feet of 2-inch pipes, 1,000 feet of 3-inch pipes, and 800 feet of 4-inch pipes.

The process took approximately 10 months to complete, during which the crew relined key sections of the building’s plumbing, including toilet risers, kitchen sink lines, lavatory and shower risers, and laundry vertical stacks.

The outcome

The results were highly successful. Perry Plumbing & Pipelining's use of NuFlow’s NuDrain CIPP process restored the building’s plumbing system without the need for costly and disruptive demolition. The repaired system ensured that water damage issues were resolved, preventing further damage to both the residential units and the commercial properties below.

The building’s residents were so pleased with the outcome that they threw a surprise cocktail party to thank the Perry Plumbing & Pipelining team for their dedication and professionalism throughout the project. They praised the crew for their minimal disruption to daily life and their effective solution to the building’s long-standing plumbing issues.
